Triangle Committee
Scope of Work: The committee shall oversee the beautification of the triangle area at the intersection of Emerald Drive and Lake Jodeco Road to include; a landscape plan with plant removal, soil amendments and plant installation (native or otherwise), the installation of water and electrical utilities. Possible project enhancements would be lighting and a sprinkler system. Investigate the construction options of a “Lake Spivey Estates” monument keeping in mind possible vehicle line of sight issues and cost. The committee should coordinate their efforts with the county DOT and adjacent property owners and be mindful of any road widening in the future. The committee shall provide updates to the board at scheduled meetings until completion.

Monument Finds a New Temporary Home
On July 17th, 2020 the county moved the monument to Sid and Sara Lanier to a new temporary location a few doors down from the triangle. It will rest in this spot until work at the triangle is complete and it can be returned to a permanent resting place near the realigned intersection. The county is expected to finalize plans and start the project this Fall.
Triangle Cleanup
March 16th, 2019 Update - Neil & Susan Farmer, Tommy & Mimi Holland, the Oakes Clan including Momma Oakes (Cindy) and two little Oakes (Levi & Bode) and Teresa & Gianni Musso had a productive morning cleaning up the neighborhood entrance. Thanks everyone!!!
Triangle Landscape Maintenance
March 13th, 2019 Update - We received 3 quotes to maintain the Emerald Drive entrance at Jodeco Road. The quotes came from Brooks Landscaping, Georgia Turf Management, and ProGrow Lawn Service. Each quote is for 2 visits per month. The utility locator is done - file, just in time to have the stumps ground. Members will vote to approve/disapprove one of the quotes at our March 20th meeting.
The county has responded promptly with 2 VERY preliminary designs for the intersection realignment. Design 1 and Design 2
March 8th, 2019 Update: Spring is almost here and it's time to get off the couch and go outside, almost. We've got a neighborhood triangle cleanup scheduled for Saturday, March 16th from 9:30am to 12:30pm. Before that, on Tuesday, March 12th we'll have a stump grinder take care of the 3 Bradford Pear tree stumps so we can mow the area. That same day we'll be meeting with an engineering rep. from Georgia Power to get an estimate on installing power to the site once the county is done with the road realignment. We've also made a second attempt to contact the Call Before You Dig folks to locate utilities directly in the stump grinding area. Additionally, we've reached out to the Clayton County Water Authority and Clayton County DOT folks to keep them in the loop regarding our plans and to see if maybe, just maybe, we could get our hands on a copy to the county's plans for the intersection.
Once we've got the triangle looking decent we'll hire a landscape contractor to maintain it until the county starts their work. When the county starts work we'll stop until they turn it back over to us. We've started soliciting bids to maintain the area. One (1) contractor has already been on-site to take pictures and get an idea of our scope of work. We're hopeful that we'll be able to present the bids for a vote at our next meeting on Wednesday, March 20th. We'll revisit the landscaping maintenance contract after the intersection is complete.
Also, we spoke to a resident of Emerald Glen regarding the maintenance of the right-of-way. We proposed that we work together to maintain the area. He was receptive to the idea and assured us that he would discuss it with his HOA board. Who knew they even had an HOA, but they do. Their annual dues are $400.
On a side note, it has taken 2 on-line requests and 1 phone request to finally get a response from the Call Before You Dig folks at GA811. They should be done locating utilities by March 13th so we've moved the stump grinding to that day.

On January 28th, 2019 the Call Before You Dig folks were marking the utility cables in the easement near the triangle. After talking to the worker we found that this was for future AT&T fiber installation not our tree stump removal project. Nevertheless, the area was marked and we should be good-to-go. Only days later the Clayton County Dept. of Transportation (CCDOT) folks were out looking for markers for the easements. It's good that we'll be getting higher speed Internet but realigning the intersection is even better.

On January 16th, 2019 the stumps left by the Bradford Pear trees were marked with white paint as required by the "Call Before You Dig" folks. We scheduled an appointment for a cable locator to come out and mark the area for utility lines. We also called three (3) stump grinding companies. It looks like we can get all three stump ground by a vendor with insurance for less than $200. We're hopeful that the stumps will be gone in a week or two.

The three (3) Bradford pear trees were removed by the county on October 4th, 2018.
As an example, the Lake Jodeco neighborhood sign has water and electricity at the subdivision monument with the utility boxes mounted to the back of the monument.
